Got Questions?

Frequently Asked Questions

Common questions about our Due Diligence service for commercial and residential property clients across London and the UK.

What is technical due diligence in commercial property?

Technical due diligence (TDD) is a pre-acquisition assessment of a commercial property’s physical condition and compliance, carried out for a buyer, investor, or incoming tenant. It reviews structure, fabric, services, statutory compliance, environmental and title-related building issues, and future capital liabilities, so you understand exactly what you are acquiring before you commit.

What does a pre-acquisition survey involve?

It combines a physical inspection with a review of available documentation: plans, warranties, service records, and compliance certificates. We report on condition, defects, outstanding statutory items, and forecast repair and maintenance costs, flagging anything that should influence price, warranties, or your legal advisers’ enquiries.

How much does commercial due diligence cost in the UK?

Fees are set against the size, complexity, and value of the asset and the depth of due diligence required. It is a modest cost relative to the transaction and the liabilities it uncovers. We agree a fixed fee and scope at the outset. Contact us for a tailored quotation; we respond within 24 hours.

How long does due diligence take before completion?

For most single commercial assets we can inspect and report within one to two weeks, and we routinely work to tight exchange and completion deadlines. Portfolios or complex buildings take longer. Tell us your timetable and we will confirm a delivery date up front.

What is the difference between due diligence and a building survey?

A building survey focuses on the physical condition and defects of a property. Due diligence is broader and transaction-focused. It also weighs compliance, capital liabilities, documentation, and acquisition risk, framed to support your purchase decision, price negotiation, and solicitors’ enquiries.

Are your due diligence reports RICS-regulated?

Yes. Our pre-acquisition and technical due diligence reports are prepared by RICS-chartered surveyors within a RICS-regulated firm, backed by professional indemnity insurance, the standard commercial funders, investors, and lenders across the UK expect.
